Gatzlaff's research focuses on real estate investment, housing, and real estate economics, and has been published in the leading academic journals in real estate, including Real Estate Economics, the Journal of Urban Economics, Land Economics and the Journal of Real Estate Finance and Economics. He has been cited by BusinessWeek, Marketplace Money, the Wall Street Journal, Florida Trend and by over 40 newspapers in Florida. Gatzlaff was awarded a post-doctoral honor from the Homer Hoyt Institute for Advanced Studies in Urban Land Economics. Gatzlaff teaches courses in real estate investment at both the graduate and undergraduate level. In 1994, 1996, and 1999 he was the recipient of university-wide teaching awards, and was nominated for the university's distinguished teaching award in 2005, 2010 and 2012.

Gatzlaff served as chairman of the Risk Management/Insurance, Real Estate and Business Law Department at Florida State University from 2001 to 2008. The Risk Management / Insurance and Real Estate programs experienced substantial growth during his tenure. Both programs are consistently ranked among the nation's top 10 programs at public institutions.
